The Paiute nation had declined in numbers and negotiated a new treaty with the United States, ceding the area around the fort to the United States in return for relocation and supplies of food and farming equipment.
Consequently, Gass started irrigating the old fields and renamed the area 'Las Vegas Rancho. Inbecause of mismanagement and intrigue with a Mormon syndicate, Gass lost his ranch to Archibald Stewart to pay off a lien Stewart had on the property. Stewart became the Las Vegas Postmaster.
